My name is Leo. I am a lawyer. I practice law in California and have done so for nearly 20 years. I want to introduce myself to you.

I am an insurance coverage attorney. If you are an insurance company that needs to determine whether your policy requires you to pay a business income loss claim, I may be able to provide guidance in resolution of the claim and any subsequent lawsuit that results. If you are a home or business owner who is struggling to get insurance benefits from your carrier following a water or fire loss at your property, I may be able to help with that too.

I also litigate real property disputes, including (1) commercial and residential eviction proceedings, (2) disputes about real estate contracts, promissory notes, deeds of trust, condo association CC&Rs and (3) housing discrimination suits. I represent landlords in eviction actions against tenants for failure to pay rent or some other transgression. Additionally, I consult with landlords about leases and other forms used in connection with rental property. Conversely, I also represent tenants in eviction actions and other disputes in which their landlords have failed to comply with some term of the parties' lease agreement.

I have prosecuted and defended hundreds of lawsuits over the years, representing a diverse group of clients that include Fortune 500 companies and individuals living check-to-check. Working from this vantage point has provided great insight into litigation strategy from a broad array of perspectives.

Regardless of the client, it is universal that no one wants to left in the dark regarding the status of a legal matter or strategy for resolving the matter. As a result, it is a priority in my legal practice to flag legal and factual issues in advance, discuss those issues with clients and devise creative and cost-effective solutions aimed at achieving a successful resolution of the dispute.

Also, solid writing is a hallmark of good legal advocacy which can help to resolve a legal dispute before it turns into a lawsuit or cause a lawsuit to be thrown out of court before it gets to trial. I have convinced insurers to reverse denials of insurance coverage, and drafted and argued countless motions which disposed of lawsuits or damage claims before trial. I love to put in a good written word or two to help resolve legal disputes.

I am not just a lawyer, I am also a licensed real estate broker in California. I have helped numerous persons buy, sell, lease or manage real property in California.
